ALL SLABS ARE ENGINEERED AND INSPECTED BY A STATE-LICENSED
INSPECTOR AND THE DESIGN ENGINEER

 

 

 

      Customers are responsible for:

·        ALL Weather Driveways to building site

·        Removing trees or limbs within 6 feet of the building

·        Removing debris from site prior to building

·        Installing and connect water and sewage

·        Providing temporary electrical service with 2 - Duplex 110 electrical outlets within 20 feet of site

·        All permits required for the county and or the city where home is to be built

·        Underground hookups from utility pole to house

·        Difference in cost for non-standard foundations that exceed our specifications for foundation

 

      Appliances:

·        Range - 30” electric, Time cook option, Quick clean and time delay cleaning, and Auto shut off.

·        Hood - Convertible, 2-speed control fan with charcoal filter and work light.

·        Dishwasher - UltraQuiet sound reduction system, 5 level wash. Energy Star Qualified

·        Disposal - Continuous feed ½ HP

·        Dryer Vent only

 

      Custom Cabinets:

·        Kitchen - 36” High Base and 36” High x 12” Deep Uppers (Varies choices of woods & stains)

·        Vanities - 30” High Base

·        Utility Room - 2 Uppers 18” Deep x 36” High

·        (Optional) Desk, bookcases, breakfast nooks, medicine cabinets, wet bars etc.

 

     
      
Counter Tops and Mirrors:

·        Kitchen - Granite, varies colors to select from

·        Vanities - Ceramic tile, varies styles and colors to select from

·        Mirrors over each sink and dressing table. Min 24” W x 40” H

 

      Doors:

·        Exterior doors – Fiberglass (Bottom won’t rust out like metal)

·        Interior doors - Paneled (Varies choices of panel styles)

 

      Electrical:

·        Copper wiring to code. To include smoke detectors etc.

·        Two exterior outlets w/ground fault

 

      Fireplaces - Optional:

·        42” Pre-engineered metal 0 clearance with rock or tile surround (or smaller)

·        Man- made wood burning fireplace.

 

Flooring:

·        Ceramic tile with Grey grout is standard in Kitchen, Utility, Baths, & Entry (4’x 6’)

·        Carpet (1 color per house)

·        ½ inch pad #6

 

      Foundations:

·        Engineered rebar slab with beams from 8” to 12” wide and up to 30” above and below existing ground level.

·        Customer is responsible to pay any additional cost for Labor & Materials for foundation heights that exceed 30” above existing ground level and for any additional site preparation, select fill and extra depth beams that may be required due to the engineer’s site survey / design.

 

      Framing:

·        Exterior walls #2 SPF 2” x 6” stud on 16” center with plate heights per plan

·        Bolted or shot down Toe plates

·        Dow blue-seal under all exterior plates

·        Second floors, engineered silent floor system and decked with Ύ” tongue and groove OSB

·        Exterior wrapped with OSB

·        Hardie plank siding, soffit, and fascia board with a 50-year warranty

·        Eaves 12” overhang minimum

·        Rafters and Ceiling joist – 2”x6”or better (except for trusses) on 19 Ό” centers

 

      Garages:

·        Attached garages: Sheet rocked, floated, and taped (common wall insulated only)

·        Detached garages: (Optional) Sheetrock, and insulation

·        1 each 16 foot insulated doors, with opener installed (Optional 2 each 8 foot  doors)

·        Vanity sinks are White China

·        50 gallon or better electric water heater. – (Optional Continuous Water Heater)

·        Optional: bar sinks, laundry sinks, and additional water heaters

 

       Roofing:

·        30-year Prestique, Raised Profile, High Definition Class A Rating, Composition Shingle

·        Continuous Ridge vents

 

      Sheetrock:

·        ½” Sheetrock on interior walls

·        ½” Hardie backer on all bath and shower surrounds

·        Monterey drag texture on all walls & ceilings (No Popcorn ceilings)

 

      Trim:

·        Doors trim 2” or better

·        Base trim 3” or better

·        Paint grade stair rails, banisters

·        Shutters per plan (not installed over rock or brick)

·        Wood windowsills

·        Optional: Southwest corners

 

      Windows:

·        White vinyl insulated double pane, tilt in, with low – E glass

·         Argon Gas filled

 

      Warranty:

·        Engineer provides a ten-year structural warranty on foundation

·        Builder provides a ten-year structural warranty above foundation

·        Builder provides a one-year materials and workmanship warranty

·        Manufactures warranty covers all appliances, siding, HVAC, etc

 

      Remarks:

·        Decorator services:  Two hours of personal decorative assistance for selecting Roof color, Carpet, Tile, and Exterior paint colors for house, front door and porches.

·        Model homes: Interior decoration, landscaping, landscape areas, fencing, and other amenities are for display purposes only.

·        Necessary revisions: Builder reserves the right to upgrade or make modifications in materials, plans, and specifications without prior notice. Prices subject to change without notice.
